The Property Manager is responsible for the overall day-to-day operations of the property and the achievement of full market occupancy of the property. Our ideal candidate exemplifies exceptional customer service, time management, project management and conveys strong leadership skills. Must have experience and in-depth knowledge in Student Housing, budgets and team supervision. Resume with salary history required.

Primary Responsibilities:

  • Collaborates with the Leasing and/or Marketing Manager to develop the Marketing Plan and sales strategies to achieve full market occupancy or 100%. Adhere to the branding guidelines to maintain brand identity. Ensure all social media outlets are regularly utilized.
  • Develop and manage programs promoting resident education, social objectives, and activities in conjunction with resident life on campus.
  • Build rapport with internal and external customers to ensure positive relationships are maintained.
  • Interact with residents with the highest level of customer service and a positive, can-do attitude.
  • Walk units, prepare final accounts and execute statements.
  • Handle problem resolutions to ensure customer satisfaction.
  • Respond to all resident surveys daily.
  • Complete all daily, weekly and monthly reporting.
  • Maintain community appearance and ensure repairs are noted and completed per company standards. This requires frequent community inspections and tours.
  • Controls delinquency, collections and expenditures.
  • Ensure team members comply with corporate procedures and government laws on Fair Housing.
  • Monitors monthly operating statements and ensure adherence to the budget.
  • Use consistent and effective techniques and company directives to screen, hire, orient and train new personnel. Provide hands-on leadership through team building and assisting in continued training with team members. Ability to role model and lead team members to perform to this level of excellence.
  • Oversee and perform leasing duties including responding to inquiries, showing apartments and preparing and executing leases.
  • Continually monitor and analyze traffic logs, conversion rates, budget guidelines, renewal information, marketing data, marketing trends, University trends/changes and be able to give up-to-date and proper information when requested by supervisors.
  • Participate in all open house, marketing meetings, and University programs. Maintains regular liaison with University and remains current with admission standards, admission timing, the academic calendar for students, including returning residents, transfer students, and both graduate and professional schools. Enhance relationship with the University through periodic meetings and activities.
  • Plan for and utilize community resources, equipment and supplies economically (i.e., obtain bids/pricing from vendors, suppliers, and contractors.
  • Mentor Maintenance Supervisor to ensure all work orders and turns are completed as per company policy. Meet and discuss changes, capital, and budget items. Review budget reports and if improvements need to be made to meet budgetary numbers.

Turn Responsibilities

  • Meet with turn vendors four months in advance to negotiate bids and sign contracts.
  • Complete Turn Spreadsheet with all scheduled work on the property during turn.
  • Develop a plan and meet with team members to discuss details.
  • Discuss, coordinate and implement turn procedures and timeline for all team members.
  • Physically walk all units upon move-out to assess damages.
  • Successfully complete turn-on-time.
  • Oversee move-in day process.

Skills & Qualifications

  • Minimum 2-year experience in Property Management with 1 year preferred in Student Housing (Multifamily).
  • College degree preferred.
  • Computer literate; proficient with productivity software including MS Office, Office 365, Google Docs and OneSite.
  • Able to prioritize duties and efficient time management skills required.
  • Excellent customer service, communication skills, and writing skills required.
  • Must possess strong attention to detail and leadership skills. Ability to effectively keep team motivated and meet monthly goals.

Job Type: Full-time

Pay: $50,000.00 per year
